Rentals in Trump Tower Chicago – 401 N. Wabash Inventory Update

Here is your rental update with regard to Rentals at 401 N. Wabash, Trump Tower Residences, in Chicago. For those of you not familiar with the building, all rentals available are condos that are individually owned. Trump Tower in Chicago is broken up into two “sections” one being the hotel and the other being condominium residences. Trump Tower Chicago features an indoor pool, full health club and space, 24hr concierge, doorstaff, security, available room service, private and valet parking…the list goes on.

Studios: Studios start on the low end at $2,200 but many rent in the $2,400 / $2,700 range. The square footage of studio units range from 580 to 745sf.

One Bedrooms: There are two “style” One Bedrooms in the building. Standard 1 Bedrooms range from 928sf up to 1071sf. Larger One Bedrooms range from 1314sf to over 1400sf. The smaller One Bedrooms typically rent from $3,200 on the low side up to $4,000 depending on square footage, floor height and time of year. The larger One Bedrooms can rent from $4,500/mo to well over $5,000/mo depending on the view. Some of the larger One Bedrooms face the IBM building so these units will of course rent at a cheaper price.

Two Bedrooms: Currently the cheapest Two Bedroom on the market is listed at $6,500 and is an “F” unit which on lower floors faces the IBM building. Two Bedrooms can rent for as high as $10,000/$11,000 per month. These are larger Two Bedrooms, however, with South and East views. Most Two Bedrooms range from just over 1,800sf to over 2,700sf. There are some smaller “C” tiered units on lower floors which are 1500sf.

Three Bedrooms: Currently there are only two 3 Bedrooms on the market priced at $11,000 and $12,000 per month. Some have rented for north of $14,000/mo.

Rental Market in Chicago starting to slow?

Is the rental market in Chicago starting to slow? I have yet to run any statistical analysis from the MLS regarding rental data but my pulse on the market has accurate in the past and now I’m getting the feeling that the rental market is starting to slow. The fall is always a slower time to rent and December will be even slower than previous months, but I have noticed activity slow in the market place in comparison to last year.

While I have seen rental activity slow I have seen buyers come out of the woodwork, many of whom plan to buy this winter!

What do I believe is causing the slow down? I think we are seeing more renters turn into buyers. This is evident by inventory levels of homes for sale decreasing month after month in Chicago. The rental market slow down I speak of is only very minor. Prices are still at record highs and rentals are still renting quick but when I am starting to get the sense that rental prices are hitting a plateau. In Chicago we will see over 3,000 rental units hit the market in the coming year. While all these rental units target the class A downtown rental market (studios near 2,000/mo, 1 beds from 2,500, etc) other rental markets such as Lakeview, Lincoln Park, etc. can still feel the impact of increased inventory levels if a price war ensues downtown.

 

LUXURY CONDO RENTALS IN CHICAGO

If you are looking for a luxury condo to rent in Chicago where do you start? What buildings are top quality but at the same time typically have the great amount of condos for rent? What are the most luxurious buildings in Chicago?

First – I have yet to find an “all rental building” that is anything close to luxury. Even some of the most expensive per square foot pale in comparison to condo buildings. That is why, if you are looking for a luxury rental, you should avoid most rental buildings and look to rent a condo. For those of you relocating from a different area it is good for you to know that Chicago does have a very strong rental market. Because of the strong rental market prices have increased substantially over the past two years. At the end of the day however, if you want to spend the money you can find what you want for lease.

Lets discuss some of the most popular condo buildings that will almost always have condos up for rent:

Trump Tower – 401 N. Wabash

Trump Tower is located on the edge of River North. It is on the corner of the river and Wabash Ave. Trump Tower is a full amenity building and also comes with all the amenities of the hotel since the hotel is located in the same building. Condos in Trump start on the 29th floor and carry upwards to the Penthouse on the 89th floor (sorry that isn’t for rent!). Pricing in Trump will of course vary with availability but you are typically looking at he following:

1 Bedrooms in Trump starting at $3,400/mo

2 Bedrooms in Trump starting at $6,000/mo for units with obstructed view by IBM building. $7,500/mo for units with views

3 Bedrooms in Trump starting at $9,000/mo but many have been renting in excess of $12,000 to $14,000 this summer.

 

340 On the Park located at 340 E. Randolph

340 On the Park is Chicago’s first LEED certified all residential building. It was completed in 2008 and is located in the Lake Shore East neighborhood. Not familiar with that location? Lake Shore East is on the South side of the river where the river meets Lake Shore Drive. 340 E. Randolph is the blue glass building you may have noticed while traveling north on LSD. This property over looks Millennium Park.

While this condo building doesn’t have a great deal of rentals in the building it does occasionally offer you some options. You’ll notice in this building that living spaces are huge and 1 Bedrooms start around 1200sf. The building itself features an indoor pool, large fitness center, lounge area, winter garden, 24hr door staff, etc. The finishes in this building are actually above Trump in my opinion. Higher quality stones from bathroom tile to kitchen counters were used and the use of the space in each unit is definitely maximized.

One Bedrooms at 340 On the Park start around: $3,000/mo. They can sometimes be had for cheaper or demand more depending on time of year and view.

Two Bedrooms at 340 On the Park start around $4,500 on the low end but don’t be surprised if you see them listed at or around $5,o00.

Three Bedrooms at 340 On the Park will start around $7,000/mo

 

600 North Lake Shore Drive

600 N. Lake Shore Drive is broken up into two towers. The building is lower on amenities in the fact that it does not have a pool but does have a nice fitness and business center along with an amazing rooftop deck in addition to having a gorgeous lobby. Security at this building has always been a top priority and you will always see two door staff on duty.

This building is a slight step down from Trump or 340 on the Park due to finishes. However, the quality is still excellent and the living space is well utilized. The building is located in the Streeterville neighborhood and well, you can tell from the address it is right on Lake Shore Drive! To help you understand the location a bit better it is good to note that 600 N. Lake Shore Drive is just north of Navy Pier and the building sits a few feet south of the W Hotel Lake Shore.

One Bedrooms in this building will typically start in the mid $2,000s (around $2,500 on up).

Two Bedrooms in this building will typically be priced around $4,000/mo give or take.

Three Bedrooms will vary in the building depending on size and view. They can be priced around $5,500 or upwards to $8,000/9,000 per month. Realistically I think around $6,500 to $7,000 is a good price for a 3 Bed in this building that has both good views and space.

 

The Fordham 25 E. Superior

The Fordham was in 2003 and at the time was considered the most luxurious of new construction buildings in Chicago. It is still considered one of the best buildings due to its service and amenities. The building not only has superior door staff but also has concierge available along with private wine cellars & humidors. Indoor Pool, Fitness Center and lounge are some of the other amenities. The feelings of this building is much more traditional than when compared with buildings such as Trump or 340 On the Park which take on a more modern design concept.

One Bedrooms will start around $2,200 to $2,500 depending on the unit and view.

Two Bedrooms will start around $4,000/mo and can vary a bit lower for some of the smallest 2 bed plans or more for the larger, higher floor 2 Bedrooms

Three Bedrooms will start around $5,000/mo but can easily rent for above $7,000 or 8,000 depending on the square footage, layout, view etc.

The Fordham also has a similar building next door called The Pinnacle at 21 E. Huron. This building is very similar (personally I like it a bit better) but they do have a rental cap in place that has been exceeded so you won’t see as many rentals come to market in this building. Pricing, however, is very similar to that of the Fordham.

 

The Elysian 11 E. Walton

The Elysian is the newest luxury building in Chicago. It features only 51 units that are either half floor units or full floor units. Yes, believe it or not some have come up for rent. This building is a full amenity building connected to what was the Elysian Hotel which is now the Waldorf Astoria. Options such as Room Service exist along with the typical high end amenities you would expect. Exclusivity and amazing location is what draws renters and buyers to this property. It is traditional in nature but well designed with modern touches.

Rents in this building range from $14,000/mo up to roughly $40,000 for full floor units. None are available at the current time.

 

1211 S. Prairie – South Loop “Museum Park”

1211 S Prairie is the premier building of the South Loop. It is located in Museum Park which starts at the corner of Lake Shore Drive & Roosevelt. This building specifically has a dome shaped top which is light up at night in the color blue. This may help you remember it. This building has both indoor and outdoor pool, large party room and sundeck along with a great gym facility.

One Bedrooms range from $2,200/mo on up

Two Bedrooms range from roughly $3,500 on up

Three Bedrooms come in different sizes. The smaller ones will start around $4,000/$4,500 with the larger three bedrooms on higher floors starting above $5,000 and rising up from there.

SINGLE FAMILY LUXURY OPTIONS

Luxury Single Family rentals exist throughout the city of Chicago but are most prominent in Lincoln Park and Lakeview. Newer construction single family homes with 4 bedrooms will typically start around $6,000/mo and go up to $15,000 or higher. More economical options around $4,000 to $5,000 a month can be had in areas such as North Center, Lincoln Square and occasionally areas such as Edgewater  or Andersonville.

Single Family rentals in areas such as the Gold Coast and River North are possibilities but they are few and far in between if any are on the market at all. Here you are looking at pricing above $12,000 sometimes ranging up to $20,000.

60B closed from the sales center at $535,000/mo. 60B is a One Bedroom with 923 square feet. Parking was not included in the sale.

82B closed at $1,180,000 which is a high floor 2 Bedroom unit with 1,839sf. The B unit on this floor faces North West.

36H closed for $1,700,000 which is a large 2 Bed / 3 Bath unit with 2,742sf. This unit faces south, east and west. Living room views are great. Master Bedroom views, however, are blocked by the IBM building.

PARK PLACE TOWER RENTALS AND SALES – 655 W. IRVING PARK

What is currently available for rent at Park Place Tower, 655 W. Irving Park? What has recently sold at Park Place Tower? Below is a list of current available rentals as well as some information on recent sales at 655 W. Irving Park.

One Bedrooms at Park Place Tower for Rent:

RECENT SALES AT PARK PLACE TOWER

Cheapest unit to recently sell at Park Place tower was unit #4509 (studio) which closed for $87,000. The buyer however was also responsible for the special assessment which continued for roughly 10 years at just over $100/mo

The cheapest Two Bedroom to sell was unit 1902 which sold for $199,900 with 1 garage parking spot. Not bad! In this deal the seller was a private owner (not a bank and not a short sale) who advertised that they were willing to pay for the special assessment. The details for this aren’t available on the MLS.

Currently all the reasonable priced 2 Bedrooms are under contract. There are a few well over 300k still on the market. The 2 Bedrooms under contract are priced between 200 and 270. The cheapest unit is a studio priced at $135,000, #405. #611 is currently under contract. It is a studio and the asking price when it went under contract is $69,000.

How many units are for sale in Park Place Tower, 655 W. Irving Park?

Currently there are only 14 units on the market in Park Place Tower that are available to be shown and NOT under contract. Priced from $135,000 to $399,000.

Rentals in Lake Shore East – Chandler, Regatta, Lancaster, Aqua!

As summer is drawing to a close the rental market should start heating up as September and October are hot rental months. Rentals in the Lake Shore East neighborhood are abundant if you’re looking for a two bedroom especially in 420 E. Waterside (The Regatta) or 450 E. Waterside (The Chandler). Below is a list of pricing for the newest condo buildings in Lake Shore East. Keep in mind that each condo is individually owned so prices will vary depending on unit owner and of course the size and view of the unit.

One Bedrooms in The Regatta for Rent: Currently there are only two 1 Bedroom units on the market priced at $2,100 and $2,500. The more expensive unit is a 1 bed + den

Two Bedrooms in The Regatta for Rent: There are a handful of 2 Bedroom units on the market priced between $2,950 and $4,950. Big price range! What makes them different? The cheapest unit is the smallest 2 Bed in the building at only 1182 square feet and is on a lower floor. The most expensive two bedroom is just under 1500sf but is fully furnished. For those of you wanting something in the middle there are plenty in the mid to high $3,000′s available.
The Chandler  450 E. Waterside

One Bedrooms in The Chandler for Rent: Only one available at $1,950 and it is already under application! One Beds however typically run from $2,000/mo to $2,600 in the building depending on size and view.

Two Bedrooms in The Chandler for Rent: There are two currently on the market at $3,000 and $3,800/mo and then a penthouse 2 Bedroom, fully furnished available for $6,000/mo.

The Lancaster   201 N. Westshore

One Bedrooms in The Lancaster for Rent: None currently available. Pricing will range from $1,800/mo for the smallest 1 beds up to $2,400 or so for the larger units.

Two Bedrooms in The Lancaster for Rent: None currently available. Pricing will range from right around $2,800/$3,000mo on up depending on size and view. Keep in mind there is a 1 Bedroom w/ den floorplan that many times agents will call a “2 Bedroom.” These will typically be priced around $2,500.

Three Bedrooms in The Lancaster for Rent: There is currently one available at $4,500/mo. This unit has a view of the park and has a very functional floorplan.

The Aqua  225 N. Columbus

One Bedrooms in The Aqua for Rent: There are a total of four 1 Bedrooms available in the condo portion of the Aqua. Two of them are priced low in the $2,500 to $3,000 range. The other two are more expensive as they are larger. The cheaper ones are 740 to 881sf respectively while the more expensive units are just over 1200sf. The larger one beds are priced for rent at $4,200 to $4,400 range with the more expensive unit coming fully furnished.

Two Bedrooms in The Aqua for Rent: There is only one 2 Bedroom on the market at the current time. This two bedroom is quite small in my opinion as it is a 2 Bed / 2 Bath and is only 1200sf (at least small for the price). It is listed at $4,200/mo.

 

Items of Note: All of the above buildings have basic cable, internet, gas, heat, and a/c included in the assessment that the owner pays which means it is included in the rent. You just pay electricity. All the buildings have pools, fitness centers, 24hr doorstaff, etc with the exception of the Lancaster which has all these things but no pool.

When Should I start Looking for a New Apartment to Rent? In Chicago

One of the questions I ALWAYS get asked, whether by friends or by clients, is “When should I seriously start looking for a new place to rent?” How many days before I need to move should I start shopping?

In Chicago the best time to start looking for a place to rent is roughly 60days out. Privately owned condos come on the market for rent at various times. If you’re looking for August 1st for instance you may see a privately owned condo his the market anywhere from June 1st or sooner or you may see them come on the market at the end of July. A great rule of thumb though is to start looking 60days out. Make sure when you are looking that you are only looking at units that fit your move in date. The rental market is extremely hot right now so owners have absolutely zero incentive to keep a place vacant for a tenant. For instance if a place is available for August 1st, owners will not hold it for September 1st.

With all this being said though it is never too early to start looking online! You can always look online and even have a Realtor send you listings in order to start to get an idea of what your money can buy you. This is extremely important in the current rental market as places rent fast (typically in a few days). Looking online for a while before actually shopping for a place will allow you to understand what a great deal is as soon as you see it and then you can jump on it!

TRUMP TOWER CHICAGO RENTALS – PRICES KEEP RISING

Trump Tower in Chicago, at 401 N. Wabash, continues to see rent prices on the rise. Prices are up well over 20% compared with the low rents prices the building saw in 2009. Right now One Bedrooms rent from $3,400 to $4,000 with larger deluxe 1 bedroom units renting for over $5,000. Two Bedroom units will start around $7,500 for a lesser view unit to over $9,000 for units with a great view.

If you’re looking to rent in Trump opportunities still exist but residences do rent quickly. Increasing rent prices and increasing demand for rentals has also helped boost sales for the building. While many buyers purchase in Trump to occupy the unit the increased rent prices gives them a comfortable safety net if they choose not to use the unit for personal unit in the future.

The most notable unit to recently rent in the building would be 88A which was on the market for months. 88A, a 6,400sf penthouse unit leased for $25,000/mo.
